Mortgage Rates Cooled. Here Is What DFW Buyers Should Do

by Josh Waters

Mortgage rates moved lower this week, and the reason has more to do with Wall Street than with housing.

What happened

According to HousingWire, the average 30-year conforming mortgage rate was 7.52% on Tuesday, down 11 basis points from a week earlier. The 10-year Treasury yield, which mortgage rates tend to follow, fell from a recent peak of 5.31% on Oct. 5 to 5.09% on Oct. 16. HousingWire ties the move to an AI stock sell-off.

Not every loan type moved the same way:

  • FHA 30-year rates averaged 7.18%, down 19 basis points in a week and 41 basis points lower than two weeks earlier.
  • Jumbo 30-year rates rose 1 basis point to 7.76%.

The number I watch

Before real estate I spent more than ten years in lending, and the figure I always kept an eye on is the spread between the 30-year mortgage rate and the 10-year Treasury. HousingWire puts it at 2.21% on Oct. 15, up from a low of 1.92% in early September.

That spread is the cushion lenders build in for risk and for the chance borrowers refinance early. When it widens, mortgage rates stay stubborn even if Treasuries improve. When it tightens, mortgage rates can come down faster than the bond market alone would suggest.

What it means for DFW buyers

A dip of 10 to 20 basis points will not transform affordability on its own. It does change the math at the margin, and for FHA buyers the two-week improvement is meaningful. If you shelved a purchase when rates jumped, update your payment estimate now rather than relying on a number from a month ago.

Jumbo buyers in the higher price bands have not seen the same relief. If that's you, compare jumbo offers against conforming options with a larger down payment, and ask lenders about buydown structures.

What it means for DFW sellers

Buyers who were priced out by a quarter point may be back in the conversation. Pricing that reflects today's rates, and offering a rate buydown credit instead of a straight price cut, can widen your buyer pool without giving away more than you need to.

The takeaway

Rates fell because of a market event, and they can rise again just as quickly. Make decisions on a payment you can carry today, with a plan to refinance if the spread and Treasuries cooperate.
