Mortgage Rates Drop Near One-Month Lows: What It Means for DFW
# Mortgage Rates Drop Near One-Month Lows: What It Means for DFW
Mortgage rates moved lower again this week. On Thursday, October 22, Mortgage News Daily's average top tier 30-year fixed rate fell 0.10 to 7.30%. That is the lowest reading since September 23rd, when it was 7.26%. The 15-year fixed came in at 6.96%, down 0.08.
## Why rates fell
This was not the Fed. It was the stock market.
Investors have been rethinking how fast AI-related growth and spending will pay off. Last week the focus was CoreWeave and a few other companies whose financing costs rose quickly. On Thursday that theme spread: disappointing earnings and guidance from several large companies led to heavy selling in tech stocks.
When investors get nervous, they often move money into the safest bonds, like U.S. Treasuries and mortgage-backed bonds. More demand for those bonds pushes rates down. Mortgage News Daily summed it up as tech tanking and bonds picking up the slack.
## How I read it
I spent more than ten years in lending before real estate. Moves driven by a flight to safety are real, but they are not guaranteed to last. If stocks steady, some of this can unwind.
So the takeaway is not to wait for a specific number. It is to be ready.
## What it means for DFW buyers
- Rerun your pre-approval at today's rate. A tenth of a point changes the payment, and the buying power, on every price band.
- Know your lock window. If you are under contract or close, talk to your lender about when and how to lock.
- Keep a short list. If rates hold here, more buyers who paused in September will come back, and the good homes will move first.
## What it means for DFW sellers
Lower rates bring payment-sensitive buyers back into the market. If you were planning to list this fall or early next year, a better rate picture helps your buyer pool. Pricing still has to match the comps, but more qualified buyers is a good backdrop.
## For investors
If a purchase or cash-out refinance is already on your list, line up terms now so you can act on a good rate day rather than react to one.
